Before you read about my background and the steps we use to market properties so successfully, you might like to read a few comments  from some satisfied clients who I have been fortunate enough to work with over the past 11 years selling real estate.

• Meeting You and Previewing Your Home
The information outlined here about my listing and marketing program gives you a good overview of what I will doing from the initial listing preparation phase all the way through closing of your home. When you are ready to schedule an appointment to meet with me for the first time, I will be providing you a broader degree of my listing and marketing program. We will be discussing your time frame for selling, what your future housing needs might be, and any home improvements you plan to make in preparation for selling, if any.

• Flexible Listing Agreement
Many real estate companies require home sellers to sign a listing agreement obligating them to the agent for a minimum term of six months to as long as a year. I do not subscribe to this type of long-term obligatory relationship. I have found that most sellers, once having decided to sell their home, would like to do so within 90 days of placing their home on the market. In this light I believe a 90-day listing contract is in the best interest of most sellers. It is my belief that, in most cases, if a home is priced right and if the marketing agent performs diligently the home should sell within this time. Additionally, if a home does not sell in this time frame and the seller feels that the agent has performed diligently, the home owner may renew the marketing agreement for an additional term.

Prepare CMA to Establish Market Value

One of the most important things I will do for you is to ascertain the correct market value of your home. I accomplish this by a "Two-Step" process. First, I preview your home and take notes of the features, property condition, upgrades and improvements. Second, I personally preview homes currently on the market and under contract in your area to establish our competition. This is important because it will help us define how your home and pricing will compare to other homes for sale. I then gather recent sold data of homes in your area with similar attributes to your home. All this information will then be complied into a detailed Comparative Market Anaylsis giving us a comprehensive and detailed view of the overall current market value. It´s not as quick and simple as it may sound. Typically, I spend 8 to 9 hours from start to finish preparing a complete CMA for a seller who is serious about selling.


Setting the Stage

Selling your home will involve creating an atmosphere.   I will help you to prepare your home for maximum buyer appeal.  Together we will walk through your home and look at it through a buyer´s eyes.   Then we will discuss the best way to overcome any potential objections.  If requested, I will provide to you a list of vendors appropriate to your needs.


Take Digital Photos for E-Marketing

By making use of a digital camera and a wide-angle lens, pictures of every home marketed can be immediately distributed electronically to fellow REALTORs and prospective buyers. Special email servers are utilized to mass mail marketing materials to agents,past and current clients within minutes, and in a format that appears to have been sent to each recipient personally and individually.


• Place in MLS with 6 Pictures

The Multiple Listing Services (MLS) is at the heart of every REALTOR´s marketing plan. While it´s effectiveness is well known, it is what REALTORs do beyond the MLS that sets them apart. To help capture the initial interest of prospective buyers and REALTORs every home marketed is placed into the Multiple Listing Services with 6 pictures. When a home is first listed in MLS, agents looking for similar homes are notified automatically. For this reason it is important that digital photos are uploaded at the home´s initial offering.


• Place Sign and Lockbox

Buyers find it refreshing to reach the listing agent rather than a voice mail system or an office

secretary. This is why I advertise my direct cell phone number on every advertisement and on my yard signs. By doing so buyers are sure to reach me when their interest levels are the highest. This allows me to personally and professionally handle each inquiry. Home sellers can be assured that the yard sign marketing their home will be clean and professionally displayed with a flyer box for information distribution. Today´s electronic lockbox access system, which I utilize, provides convenient access while maintaining a detailed record of showing activity. Regular activity reports are provided to home_sellers.


Home Warranty Program 
Should you choose to participate in a Home Warranty Program, I will place a strip on your For Sale sign designating that your home is under warranty.  In addition, your home will be advertised as having this protection in your listing, and on the flyer handouts.


Create full Color Property Brochures

Many buyers will drive through neighborhoods and select homes of interest before calling a REALTOR. By providing full color flyers in a flyer distribution box on our yard signs we are able to generate interest in your home. Additionally, the added service to buyers creates a perception of professionalism and increases the chance that they will call me to show your home.

• Property Profile Booklet
LOCATION, LOCATION, LOCATION -
The three most well known words in real estate.  In addition to promoting your home, I will also be marketing to sell your neighborhood and the benefits of your surroundings.  I will compile a book to be placed in your home containing information about your county, your schools, a map showing your location, flyers showing neighborhood activities, and any property information you can provide such as survey, floorplans, etc.  My goal is show the logic of your location, and appeal to the emotions of belonging to a neighborhood.


• Create 360x360 Virtual Tour for Web

Every home marketed receives the benefit of a "Virtual Tour." A virtual tour allows anyone with access to the internet or email to view full color interactive pictures depicting a full 360 degree rotating view of the front and back of a home as well as the interior of the home. This is a dramatic and effective way to show a home to a very large number of people. Virtual Tours are shown on my personal website, our Gaston & Sheehan Realty company website as well as in the MLS sites. Additionally, Virtual Tours are emailed to my client list and to other REALTORs.  3

• Immediate Inclusion in REALTOR.com®

Realtor.com was developed to provide consumers with a single online resource for all property listings--and for all consumers to have a resource for home searches.  It remains the #1 most visited homes-for-sale site, with more than 6 million consumers visiting each month. For these reason, Internet technology is at the center of this proven marketing plan. REALTOR.com® has more than 90% of U.S. single family REALTOR® listed homes, with daily updates of more than 80% of listings from over 800 Multiple Listing Services from all 50 states, Canada and Puerto Rico.

• ENHANCED home features on REALTOR.com
Unlike most listing agents, I personally chose to invest over $1500 annually each year for subsciption to the Realtor.com ENHANCED features program for all my listings. This enables me to enhance my listings with what consumers want most online---multiple photos and detailed descriptions of the property. This feature also provides an email link directly to me when online shoppers show an interest in your home or request more information.

• Network with other REALTORS

In life, few things are as important as relationships. For this reason I continually network with other top REALTORs; sharing information about available listings and buyer´s needs.Because of these valued professional relationships many home sales are transacted between the same agents. It is common for properties to be sold directly through these networking relationships rather than through the Multiple Listing Service.3;3;3;3;3;3;

• Broker/Open Caraven 
Within a short period of listing your home, I will have a Brokers
Open House so that agents may become acquainted with your home.  Invited to the caravan will be all Gaston & Sheehan Realtors, along with several other well known Brokers.  Caravan gives agents a chance to preview new listings as they come on the market, and match the features of your home to the needs of their buyers.

• Communicate Regularly with Progress Reports

It can be frustrating when trying to sell a home without the benefit of market updates and feedback from each showing of your home. I make a point of contacting you within 24 hours with every showing feedback. Talking with the agents who have shown your property is important.  The follow-up calls give me insight as to any developing interest in your property.  Speaking directly with the showing agent presents an opportunity for me to hear any comments on your home and address them accordingly.  

• Feedback Record Keeping
I keep a written record of every agent that shows your  home.  This report helps me to track your home´s showing activity.  The showings are in chronological order, contain the agent´s name, their company, their phone numbers, and date of each showing.  I record the agents and buyers comments about your home.    Within one week of the showing, I will fax the agent a flyer of your home, reminding her of her clients interest.  If you do additional improvements, reduce your price, or have any other significant change, I will fax a flyer of your home, with the updated information, to all of the agents that have shown your home.  This is an effective method for keeping your home foremost in agents´ minds.

• Monitor all New Properties to Maintain Competitive Market Position

Home sellers are also provided with market activity updates showing recent sales of competing homes or new competing homes entering the market. Home sellers automatically receive email notices immediately when a home similar to theirs is listed in their neighborhood.

• Preparation
I will review and present all contracts on your property.  This includes careful examination of all the pertinent elements of a contract IE: price, points, net proceeds, settlement dates, contingencies, buyer qualifications, income sources, etc.  Today´s contracts are by nature, more complicated than ever.  It is my responsibility to make the contract as clear and understood as possible, and to serve your best interests.


• Negotiate Purchase Contract

I have a keen understanding of market conditions and can be your strongest ally when negotiating a sale. With 11 years of experience in selling and negotiating home purchase on behalf of buyers and sellers, I will help get the highest possible price.


• Handle all Paperwork Through Closing

Legal title to property does not exchange hands until settlement occurs.  My job is to follow up on all procedures from the contract date right up to the time that legal title is passed on to your new buyers.  It is important to make the selling process as uncomplicated and stress free as possible for you and the buyers.
